ALTERATIONS AND ADDITIONS TO CORLO COURT STUDENT RESIDENCE FOR DURBAN UNIVERSITY OF TECHNOLOGY

Scope of Works:
This project involves extensive additions and alterations to an existing residential building to ensure full compliance with updated building regulations and client requirements. The proposed scope includes the following:

  • Installation of new staircases to comply with current safety and accessibility regulations.
  • Replacement and upgrade of kitchen fittings to modern standards.
  • Installation of new bathroom fittings, ensuring improved functionality and compliance.
  • Refurbishment of bedroom areas, including new built-in fittings.
  • Installation of new aluminium windows throughout, providing enhanced durability and security.
  • Replacement of internal and external doors for improved access and finishes.
  • Installation of updated electrical fittings to meet current safety codes and functionality.
  • Complete upgrade of the cold and hot water plumbing system.
  • Construction of a new boundary wall, guard house, and main entranceway, enhancing security and site access.

SCOPE OF WORK:
Additions and alteration of existing residence building to comply with regulations which include the following items:
2.1.1. New staircases to comply with regulations
2.1.2. New kitchen fittings
2.1.3. New bathroom fittings
2.1.4. New bedroom fittings
2.1.5. New aluminium windows
2.1.6. New doors
2.1.7. New electrical fittings
2.1.8. New cold and hot water installation
2.1.9. New boundary wall, guard house & entrance way

CHANGES /ADDITIONS TO SCOPE AND SPECIFICATIONS:

  • All passage windows to be installed with obscure glazing as per DUT request 
  • Flush masters to be installed for all water closets 
  • Kitchen layout revised to exclude fridges. Fridges accommodated in the common area /lounge 
  • Locks to the bathroom changed to roller catch, bolts. Internal doors to be installed on 1 pair hinges, External doors to be installed with 1.5 hinges. 
  • Waterproofing to walls in the south and west elevations is yet to be confirmed upon quotation submitted by 2C Projects Washroom floor to have a Concrete base or plinth for washing machines 
  • Brick work on existing staircases to be demolished and new steel balustrades to be installed. Steel Louver door to be installed in the meter room and accommodate municipal padlock. 
  • Tiled wall edges to receive aluminium edging trims. 
  • Junction between the porcelain tiles and vinyl tiles to be trimmed. 
  • Overall dimensions for the hobbs are 594 by 506 and the layout dimensions are 510 by 440 
  • The position of the sink has changed with the draining bowl towards the entrance wall of the kitchen. 
  • Wash hand basin in suites 101 to 401 position has changed to the adjacent wall below the window in uniformity with the other suites.
  • Coring position of extractor fans for suites 105 to 305 to be changed and moved away from stub stack pipe to the opposite side of power point.
  • Entrance gate to be removed to accommodate boundary wall to continue through and gate to be re-installed. 
  • All walls on the ground floor T.V room, 12A flat, offices, showers, laundry room paraplegic rooms and canteen to be plastered (chip wall and key coat)
  • All paraplegic doors have a minimum opening of 1m wide.
  • Build showers as per Architect’s instruction
  • Shower direction to be re-positioned on the adjacent wall.
  • Waterproofing west wall at ground storey level
  • Adjustment to cupboards in kitchen to corner cupboards
  • Waterproofing and subsoil drain to south wall 
  • New steel staircase
  • Double fridges and Towel rails. 
  • Steel balustrades around new staircases and on existing concrete staircase
  • Steel capping to brick balustrades
  • Concrete spalling.
